Home Advantage - WSHFC's flagship: a first mortgage paired with down payment assistance up to a few percent of your loan as a deferred, low/no-interest second - no payments until you sell, refinance or pay off. A needs-based option offers additional help for lower incomes.
House Key Opportunity + Opportunity DPA - a below-market first mortgage for buyers within income and price limits, pairable with deferred down payment assistance in the five figures.
Veterans DPA - additional deferred assistance specifically for Washington veterans and their families - and yes, it can complement a VA loan.
Covenant Homeownership Program - Washington's landmark program providing substantial down payment assistance (up to a large share of the purchase price, with caps) for buyers whose families were affected by discriminatory housing covenants before 1968, recently expanded to higher income limits with forgiveness features. As of August 2026 the program is active but under federal review, so terms may change - check WSHFC's official site for current status, and I verify eligibility at application time.
City programs - Seattle and Tacoma both run their own substantial down payment assistance for buyers within their limits, stackable with WSHFC firsts in many cases.
